This is an emergency ordinance rendered necessary for the preservation of the public peace, health and safety. THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN: Section 1. That Ordinance No. 5840, approved July 7, 1222, as amended, be and the same is hereby further amended so as to rezone the following described property from "A" Residence District to Commercial District , viz: Tract C, Registered Land Survey No. 91, bounded by Hudson Road, Ruth Avenue, Wilson Avenue and Pedersen Street. Section 2. This ordinance is hereby declared to be an emergency ordinance, rendered necessary for the preservation of the public peace, health and safety. Section 3. This property is bounded by Hudson Road, Ruth, Pedersen and Wilson. The property is presently vacant . The owners of eight out of the ten descriptions of property within 100' of the area sought to be ' re-classified have consented to this petition. The applicants propose to develop this property as a motel, filling station and other related commercial uses in keeping with the de- veloping commercial character of this portion of Hudson Road. In view of the commercial nature of the property to the east and the west and the fact that the southeast corner of Ruth and Hudson Road is also commercial, the Zoning Board finds that this proposal is consistent with the proper and likely development of this portion of the community. As you may know, I have filed a petition for re-zoning this property from residential to commercial and am using this means to appraise you of the plan for the property if such re-zoning is granted. You understand that until this property is re-zoned, final plans for development cannot be formalized. I further understand that the Zoning Board of St. Paul must have some idea of what plans I have in mind for the future development of this property so that a proper presentation can be made to the City Council. I wish to advise you that it is presently contemplated that a motel with restaurant attached is anticipated on the property, as well as possibly a filling station on either the Southwest or Southeast corner of the property and further commercial development of some kind is anticipated in the rear of the property. What that basically is to be is unknown to me at this time, but I can assure you that as a substantial stockholder in Sun-Ray Corporation, the basic development immediately adjacent to this property, that any development in this area will be of a nature that will not be detrimental to the substantial financial outlay of Sun-Ray Corporation and will conform in all ways to the architectural and engineering development thereon.
