September 10, 1957 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application of Gross Bros Kronicks for a permit to install and operate a drive-in laundry and dry- cleaning pickup station on the property located on the west side of White Bear Ave. between Hoyt and Iowa. This property is des- cribed as the nort 82 ft. of the east one-half of lot 27 and the north 82 ft. o lots 28,29 and 30; Block 2; Lawton's Subdiv- ision of Lot 8 Ke in's Outlots. The zoning is "Commercial" . The property is presently vacant and has a frontage of 82' on White Bear Ave. and extends westerly 140 ft. The applicants propose to construct their building some 50' from White Bear Ave. and to utilize this area for off-street parking. There is adequate area at th> rear of the building to the west for truck deliveries and addi tonal off-street parking. Field investigation discloses no objection from the standpoint of adjacent land use o, traffic. The Traffic Engineer has approved the proposed layout and operation. The applicant's plans call for an 8 ft. buffer space to separate and screen the single family home to the south f om the drive-in operation. In consideration of these factors, the Zoning Board recommends that this permit be granted in accordance with the applicant's plans filed September 4, 1957. Sincere .
