April 7, 1958 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application of Project No. 47 Corporation for a permit to install and operate a customer and employee parking lot on the pro- perty located in the middle of the block on the west side of Snelling Avenue between Niles and Watson. This property is described as lots 25, 26, and 27 Block 4 Mattock Park. The present zoning is commercial, having been so re- classified from "A" residence in 1931. There is an office building under construction on this property to be occupied as a branch office of the Prudential Life Insurance Company. This property has a frontage of 127.5' along Snelling Avenue and extends westerly 118.67' . • The parking area to be used by customers and employees of the Prudential Insurance Company is located to the south and to the rear of the new build- ing. The capacity of the parking area is for 20 cars which is adequate for the proposed use. The adjacent land uses are as follows: north and adjoining is a 3 story, nine unit apartment building; south and adjoining is a duplex; west across an alley are single family residences fronting on Niles and Watson Avenues; east across Snelling Avenue is one single family residence and an office building occupied by several firms. The proposed Lay-out and operation has been approved by the Traffic Engineer. Applicant's plans comply with existing standards for parking lots. The plans show that access to the property will be from one driveway on Snelling Avenue with no use of the alley. In addition there will be an 8' buffer area, satis- factorily landscaped, on the north and south to protect and preserve the adjoining residential uses. The parking area will be blacktopped, properly fenced, and drained. Field investigation discloses no basic objection to the proposed facility.
