This property is described as Lot 1 and the east 10' of Lot 2, Block 1, Knapheide Addition. The zoning is commercial. There is presently a filling station and part of a vacant lot on this property. The applicants propose to rebuild and relocate the filling station building on the rear of the property with the building facing Randolph as shown on the attached plans. The operator of the filling station is the owner of the single family residence to the west, and is selling a portion of his property to the Shell Oil Company in order to enlarge the present facilities. Field investigation discloses that there is no objection from the standpoint of adjacent land use or traffic. The frontage of this property is 60' along Randolph Street and 115.66' along Cleveland. The plans filed March 10, 1958, meet existing standards for filling stations and the proposed lay-out and operation has been approved by the Traffic Engineer. They wish to install 1-3,000, 1-4,000, and 1-6,000 gallon gasoline tanks, also i-560 gallon tank for drain oil and 1-560 gallon tank for fuel oil. There will also be one island and two pumps. We have investigated the foregoing and report that this installa- tion will be installed in accordance with the rules and regulations of the National Board of Fire Underwriters and the St. Paul Fire Prevention Code.
