Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the petition of Walter A.Carpender to rezone from "C" Residence to Commercial two lots located approximately in the center of the block on the south side Of Sherburne between-Snelling and Fry Streets. This property is described as Lots 9 and 10, Block 4, Brigbtwood Park. The property is presently Vacant and was formerly occupied by residential homes. Sixteen out of eighteen of the several descriptions within 100' have signed this petition. The property extends a distance of 80' along Sherburne Avenue and extends southerly to a depth of 100' . The purpose of this rezoning petition is to extend westerly an existing parking lot which is used in connection with the Midway National Bank. If this property is rezoned, the applicant will be able to provide a parking area for approximately 49 cars. The adjacent land uses are as follows: north across Sherburne Avenue are 3 single family residences, one two-family residence and :three apartment buildings, all fronting on Sherburne Avenue; west and adjoining is a two- family residence; east and adjoining is applicant's existing parking lot; south across the alley are a variety of commercial developments fronting on University Avenue. The Board of Zoning feels that the site under consideration lends itself • more properly for commercial purposes because of the adjacent, land uses. The Board further finds that the proposed development is in accordance with existing standards for parking lots and the plan calls for adequate buffer and screening area to protect the residential property to the west. The Traffic Engineer has approved the proposed layout and operation. In view of these considerations, the Board of Zoning recommends that this petition to rezone this property from "C" Residence to Commercial be granted. Sincerely, Herbert C.
