The property is described as Lot I, Block 3, Birmingham Park. The owners of eleven out of fourteen of the several descriptions within LOU. of the property sought to be reclassified have signed this petition. The property is presently vacant. The property has a frontage of 3 '.9' on York and 148.63' on White Bear. Existing rand uses of near-by properties are as follows: to the south on the two jots immediately to the rear of the property under consideration (at the northwest corner of Stillwater and White Bear) is a dentist's office, this property was rezoned from "A" Residence to Commercial on July z9, 1950; further to the south at the northwest corner of E. 7th and White Bear is property which is commercially zoned and developed; to the west are single family dwellings; to the north direct- ly across York Avenue are single ia,..ily dwellings; directly to the east across White Bear are single-family dwellings but further to the south the properties on the east side of White Bear Avenue between Stillwater and the alley south of Ross St. are zoned and developed commercially. T The applicants propose to develop the site for a chiropractor's office or clinic with facilities for not more than two doctors. The building would have a dimension of approximately 60' by 24' with space to provide six off-street parking spaces which would be adequate for the demand generated by the proposed use. In consideration of the fact that owners of the pit. perty immediately to the west and south of the area to be reaoned have signed this petition, that adequate off- street parking is being provided, and in consideration of the commercial character of the property immediately to the south and the commercial character of properties adjoining White Bear Ave. further to the south, the Zoning Board finds that this proposal is compatable with the proper and highest development of this portion of White Bear Ave. In consideration of these factors, the Zoning Board recommesds that this pet' on be granted. c 1372 ;< 3 ' Planning Director Executive Secretary p1TBLISHED / - - ' Board of Zoning CDL:RJK ENC. l OFFICE OF CITY CLERK JOSEPH R.
