Dear Sir:
This is in the matter of the appeal of Wm. A. Reiling to establish a new
building line on Edgar and Jessamine for the east 40' of Lot 12, Block 1,
Ware ana Hospe's Addition. The zoning is "BIt Residence. The property is
II located adjacent to the southeast corner of Edgar and W. Jessamine. This
is a triangular tract with a frontage of 93.65' on Jessamine and 116.65'
on Edgar. It has a total area of 3,399 sq. ft. The City Council granted
applicant this change in building line in May, 1955. Applicant was not
able to construct the proposed home within a year as provided by the Zoning
Ordinance.
Relative to this matter the Building Department ruled that the Zoning Ordi-
nance did not provide adequate guidance for the establishment of a building
line on this property and, therefore the applicant is appealing pursuant to
Section 20, Paragraph "j" of the Zoning Ordinance.
If this appeal is granted, the property will be used for the development of
a single family home the southwest corner of which will be located approxi-
mately is' from Edgar and the northerly frontage will be set back 10.3' from
Jessamine. The adjacent fees- lot$ on the east tienA been developed in single
family home$ by the applicant.
Field investigation aiscloses no objection to this proposal in that it permits
a reasonable development of this irregularly shaped tract. Therefore, the
Zoning Board recommends that this appeal to establish an ti' setback from Edgar
and 10' from Jessamine for the east 40' of Lot 12, Block I, Ware and Hospe' s
Addition.

We request that you establish an 8' building line from Edgar St., for the
Netst 4C' of Lot 12, Block 1, Ware and Hospes Addition, in accordance with
the plans attached, dated August 19, 1957.
We are P7 (') the owners of lots 8,9,10, and 11, Block 1, ware and Hospes
Addition to St. Paul.
In order to build a one story home, 32x24, it is necessary to establish
this line . vle are appealing to you in accordance with Section 20,
Paragraph J, of the Building Zone Ordinance.
This request was approved by council action, file #173258, dated May 24th
1955, but we :r re not aware that this approval was voided in 12 months.
