Dear Sir:
This is in the matter of the application of Carl V. Johnson
for a permit to remodel an existing filling station on the
property loc. ted at the southeast corner of Arcade and
Clear. The property is described as lots 12 and 13, block
7 , Lane's Phalen Grove Addition. The zoning is "commercial. "
The applicant proposes to enlarge the present filling station
by building a 12' x 29' bay addition, to remove an existing
curb and to replace it with a new one.
The plans ar in accordance wi,:h existing standards
except in the following instance: the open space between the
proposed add tion and south property line has been reduced
to 8' and the djoining property owner to the south has con-
sented to chi .
The lay-out d operation has been approved by the Traffic
Engineer and field investigation discloses no objection from
the standpoin of adjacent land use or traffic.
In considerat on of these factors , the Zoning Board recommends
that the permit to remodel the existing filling station be
granted in accordance with the plans approved O. ober 17 ,
1957.

We have investigated the foregoing and report that there will
be no change in the gasoline tanks or the pump islands. The request
is for remodeling and enlarging the building. This will not create
any additional fire hazard.
