RESOLVED, that upon appeal of Maurice L. Baltes from
the decision of the Commissioner of Parks, Playgrounds and
Public Buildings , and upon the favorable recommendation of
the Board of Zoning , the authorized use of Lot 8 except the
south 58.67 feet and the north 54 feet, Block 8, Hamline Plat,
as "commercial district" is hereby extended to cover all of said
Lot 8 except the south 58.67 feet and the north 54 feet, Block
8, Hamline Plat, situated at the northeast corner of Snelling
and Minnehaha.

This is in the matter of the applicantion of Maurice L. Baltes for an appeal
to extend a permitted commercial use to cover all of Lot 8 except the south
58.67 ft. and the north 54 ft. , Block 8, Hamline Plat. The zoning on this
property is Commercial and I'C" Residence.
Applicant owns the frontage on the east side of Snelling some 123 ft. north
from W. Minnehaha and this property is used for grocery store, dry cleaner and
restaurant. This appeal, if granted, would permit the use of an area some
51 ft. by 63 ft. at the rear of the grocery store for a customer parking lot
and service area incident to the grocery store operation.
The layout and operation of this proposed facility has been approved by the
Traffic Engineer. There is a single family home to the south between Minne-
haha and the parking area and another single family home to the east fronting
on Minnehaha. The rear yard of commercial stores fronting Snelling Ave. are
to the north. The property owners of the two single family homes adjoining-;
the parking area after examining the proposed plan and have verbally stated
they have no objection.
Applicant's plans ara in accordance with existing standards. Field investi-
gation discloses no objection from the standpoint of adjacent land use.
In consideration of these factors, the Zoning Board finds that the area under
consideration is commercial in character and that the purpose and intent of
the Zoning Ordinance would be substantially achieved in this instance and
therefore, they recommend that the parking lot use be permitted on all of the
applicant's property in acoordance with statements and conditions conveyed in
applicant's appeal of June 12, 1957 and plan attached thereto.
