Dated October 1, 1957. JOSEPH R. OKONESKI, Dear Sir: City Clerk. (October 5, 1957) This is in the matter of the appeal of St . Stephanus Lutheran Church to establish a new building line on the north side of Lafond between Grotto and St. Albans. The property under consideration is described as Lots 16 to 20, Block 2, Syndicate No. 3 Addition. The applicant owns five lots with a frontage of 195.34 ft. on Lafond and extending northerly to a depth of 124 ft. 6 in. The zoning is "B" Residence. of Applicant is constructing an addition extending east 4.e the present church. This appeal if- granted would allow the construction of a canopy 8 ft . wide on Lafond Avenue frontage commencing some 67 ft. east of the east line of Grotto Ave. and extending northerly from the north line of Lafond Avenue a distance of 16 ft . The average building line in the block is 9 ft. The closest residence property affected by the proposed canopy is a distance of 110 ft. to the east. The oper- ation and location of the proposed canopy will not affect property other than that owned by the church. It is the opinion of the Zoning Board that the needs of the church will be best facilitated by a relaxation of the front yard on Lafond. The Board is also mindful of the general desirability of permitting churches to extend their services to the community when they are consistent with the public interest . There is a 56 ft. lot to the east of the addition to the church that applicant plans on using for off-street parking. In consideration of these factors the :-coning Board finds the purpose and intent of the Zoning Ordinance would be substantially achieved under the circumstances and that the establishment of a building line at the north property Line of Lafond for a distance of/8 ft . on Lot 17, Block 2, Syndicate No. 3 Addition may properly be established in this instance all in accordance with the statements and conditions conveyed in applicant's appeal dated June 21, 1957 and development plan dated February 1957. Stephanus Lutheran Church Parish Building, Grotto and Lafond Streets, in establishing a new building line for the entrance canopy at the South property line on Lafond street. The leading edge of the canopy would be above the property line. The canopy is g'-0" high x 7'-4" wide x 16'-0" long and supported by steel posts which set back 3 '-6" from the property line. The building wall which receives the canopy is 161-5" back from the property line. This is the average distance of the buildings on Lafond street and has been previously approved by the building department . We request that you review this request at your earliest convenience.
