This property is described as follows: Except the southwesterly 24 ft., Lot 1, Block 41, Rice & Irvine's Addition. The zoning is Heavy Industry. The property has a frontage of 148 ft. along Hill St. and 64.5 ft. along Eagle St. The plans filed Nov. 12, 1957 meet existing standards and have been approved by the Traffic Engineer. Field investigation discloses no objection from the standpoint of adjacent land use or traffic. The adjacent land uses are as follows: Across Hill St. to the north is the Salvation Army warehouse and a factory, across Eagle St. to the east is a warehouse owned by the applicant, adjoining on the west and south is an employee parking lot of the Webb Publishing Company. The capacity of this parking lot will be 28 cars. The entrance and exit will be from Hill St, with an emergency exit only on Eagle St. The property will be suitably fenced and surfaced in accordance with all existing standards.
