Regenold to rezone from 11B" Res. to 11C`I Res. property located adjacent to the southwest corner of Lafond and Chats- worth. This property is described as Lot C, D. W. Irioore's Addition. The owners of 15 out of 20 descriptions of property within 100 ft,of the area sought to be reclassified have acquiesced in this petition. The property is presently vacant and has a frontage of 186.77 ft. along Lafond and 123.63 ft. along Chatsworth. The total area is 23,090 sq. ft. The applicant proposed to develop this site with two structures each containing seven one-bedroom units. These buildings will be two stories in height - three units on the ground floor and four units on the second floor. These details are outlined in letter of applicant dated November 12, 1957 and the plan received December 4, 1957. Field investigation discloses that this site is in an area of mixed land uses ranging from the offices and plant of the St. Paul Cement Co. diagonally across Lafond to single family homes directly across Lafond on the north and across an alley to the south. By virtue of the existing land uses in the area the Zoning Board finds that the proposed development is consistent with the propoer and likely future develop- ment of the area. All existing laws as to yard areas and off-street parking will be met. The desired standards of the American Public Health Association as to building coverage and dwelling unit density will also be complied with.
