BOARD OF ZONING, CITY OF SAINT PAUL IX tf1,106 '231- 232 -233 1313 CITY NAIL AND COURT NOUSS SAINT PAUL 2, MINNISOTA December 9, 1957 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the appeal of Northwestern State Bank to waive the side yard requirement of the Zoning Ordinance pertaining to the establishment of an off - street parking 'lot as it affects Lot 27, Block 3, Hill's Addition. This property is Located on the north side of East Minnehaba between Mendota and Arcade. It is zoned Light Industrytl. The property is presently vacant and is directly adjacent on the west to the ' site of the applicant's bank. The proposed parking lot is to be used for customers in connection with the Northwestern Bank operation. The property has a frontage of 40 ft. on E. Minnehaba and extends to a depth of some 125 ft. north. Because of the width of this lot, it is not possible to secure the needed area to park customers' cars incident to this banking operation except by waiving �_;he 8 ft. side yard requirement of the -e-f- c Zoning Ordinance. The Zoning Board finds no objection to this proposal from the standpoint of adjacent land uses particularly by virtue of the commercial character of the zoning and 'land uses along this portion of East Minnehaba and E. 7th and, further, applicant has submitted a letter dated Nov. 18, 1957 by the owner of property immediately to the west known as 859 E. Minnehaha which owner has given her approval to the relaxation of the 8 ft. buffer requirement.
