The'property is described as lots 3, 4, 5, 6, 12 and the north 751 of the south 100' of lots 1 and 2 - block 3 - ' Bazille and Guerin's Addition. Ass indicated on the applicant's plans,, the tract is irregular in shape with 501 frontage on Tenth Street and approximately 205`'frontage on College Ave., and 75' on St'.. Peter St.. , Immediately to the northeast there is an existing parking lot which fronts on St. Peter Street. With the development of the proposed parking lotto accommodate 92 cars and the.proposed lay- out revision of the existing lot, the capacity will be expanded to accommodate 113 cars. The property is zoned "Commercial." A church is located on the property immediately to the southwest. and the remainder of the block contains residential and commercial uses. The plans are in accordance with established standards and the Traffic Engineer has approved the lay -out and operation. Field. investigation discloses no objection. In consideration of these factors and the Hospital's desirability of providing off-street parking in order to minimize traffic con- gestion, the Board of Zoning recommends that the permit for the parking lot be granted in accordance with the plans approved Oct. 3, 1957. .
