MIkWACITA October.l, 1957 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the appeal of Dan E. Olson for a permit to enlarge and extend an existing motel located on,.the W side of Snelling Ave. approx. 150 ft. north of,Taylor. This is known as 901 N. Snelling Ave. and is des - cribed,as Lots 2, 3 & 4, Block 1, College Place Taylors Division. The east- erly 100 ft. of this tract is, ,zoned "C" Residence, the westerly 76 ft. of this tract is zoned "B" Residence. The property under consideration has a frontage of 150 ft. on Snelling Ave: and extends westerly 176 ft. By way of background, the Council, on Sept. 4, 1954 granted Mr. Olson an appeal which permitted the use of the south 100 ft. of this property for a 13 unit motel pursuant to the provisions under Section 20, Paragraph "r" of the Zoning Ordinance. which provides that property located adjacent to state trunk highways may, by special appeal, be developed for motel purposes regardless of the residential zoning classification. The pro- ceedings presently before the Council involves a general determination as to suitability of The site for general purpose of the motel use. The property under consideration is located between two existing four family structures both which feont on Snelling Ave. There are single family homes to the south facing Taylor and to the'west fronting on Fry. The Norton Field House at Hamline University is across Snelling to the east. Field investigation discloses no objection from standpoint of adjacent land use or traffic. The.lagout and operation oftthe parking area has been approved by the Traffic Engineer. The applicant's plans would not involve any violation of the established building line restrictions. The Board of Zoning finds that there is adequate space for the applicant to provide one off - street parking space for each motel unit. Mr. Shepard, City Highway Co- ordinator, has informed the Zoning Board staff that the Northern Route would not involve the acquisition of any of applicant's property. The Zoning Board also finds the site is well drained and can be connected with the City's water,and sewer systems. n ek� Mr. Joseph Okoneski Getober 1, 1957 Page 2 In consideration of these factors the Board of Zoning recommends that the Council grant this appeal to enlarge and extend this motel to permit 20 motel units and 1 caretakers building in accordance with the applicant's plans approved August 1, 1957.
