Buildings, a 20 -foot building line is hereby established on
Minnehaha Avenue and a 12 -foot building line is established on
Hazel Avenue, on property described as NJ of NJ of Lots 1 and 2,
Robert L. Wares Eastern Heights, said property being situate
adjacent to the southwest corner of East Minnehaha Avenue and
Hazel Avenue, all in accordance with applicant's appeal dated
September 102, 1957, and development plan attached thereto.

line on Minnehaha Ave. and 12 -ft. building line on Hazel Ave., on property

Heights, for single - family dwelling.

Applicant has a frontage of 97.15 ft. on E. Minnebaba and 73.11 ft. on Hazel.
He is proposing to construct a single family home on this site. This Appeal
if granted would allow the construction of the single family bomesto be 20 ft.
from E. Minnebaba and 12 ft. from Hazel. The existing building lines are
26 ft. from E. Minnehaba and 4 ft.,fkom Hazel. The adjacent areas is develop-
ed with single family homes. The property to the west is a side yard of homes
fronting Minnebaba and the property to the south is the side yard of a home
fronting Hazel Ave. \
A petition dated Aug. 19, 1957 in favor of a proposed change in buslding line
on E. Minnebaba is attached signed by nine property owners. This recorded
petition in favor of this change on the part of adjacent property owners verifies
the opinion of the Zoning Board that this development if approved will not be
detrimental to the neighborhood.
In consideration of these factors the Zoning Board finds that the purpose and
intent of the Zoning Ordinance would be substantially achieved under the cir-
cumstances and that therefore the establishment of a '20 ft. building line on
E. Minnebaba and a 12 ft. building line on Hazel may property be established
in this instance, all in accordance with statements and conditio s conveyed
in applicant's appeal dated Sppt. 10, 1957 and develApmenTplarf aitacbed thereto.
