Dear Sir:
This is in the matter-of the, application of the Mounds Park hospital for a
permit, to erect and, operate a staff and visitor's parking lot on property
located adjacent.to the southwest corner of Burns Avenue and Frank Street.
The property is described as follows: the east 75 feet of Lots 1 through
:5 inclusive of Krauch'•s Rearrangement of Lots 1 and 2, and part-of Lot 8,
Block 27, Suburban Hills Addition:.._ The zoning is "C" Residence.
The area to be developed has a frontage of 75 feet along Burns Avenue by
246,feet along. Frank Street, making an area of 18,450 square feet. The
parking lot will have a capacity of 49 cars.
The adjacent 'land uses are as follows: north across Burne Avenue are single
family residences fronting on Burns Avenue; west and adjoining is the lawn
of the hospital, and further west is the nurses' residence fronting on Burns
Avenue,.also the hospital power plant; east across Frank Street are one and
two- family residences fronting on Frank Street and Burns Avenue; south and
adjoining is the lawn of the hospital grounds.
Field investigation discloses no objections from.the standpoint of adjacent
land use. The Traffic Engineer has approved the proposed layout and operation.
The plans meet existing standards for this type of facility,
In consideration of the above factors, the Board of Zoning recommends the
granting of the permit for a parking lot on the above described property,
in accordance with plans approved October 9, 1958.
Sincerely,
l c . wt
