The extent of this re- modeling is to increase the size of the present site and operation, remove an existing pump island and to install one new pump island. It is also requested that permission be granted to erect a billboard type sign six feet wide by three and one -half feet high attached to the face of the newly acquired build- ing and of,the type displayed on the building'to the south. This property is located on the east side of Snelling Avenue and north of the Midway Stadium. The property is described as subject to Snelling Avenue and subject to 20 foot easement. over the south' 20 feet, 'the south 284 feet of, the north 1256 feet of the west 170 feet of the northwest quarter of Section 27, Township 29, Range 23. The zoning is, and has been, light industrial since 1922. A public hearing is not required. The adjacent land.uses are as follows: west across Snelling Avenue is the Smythe Printing Company; north and adjoining -is the J. L. Walker & Sons Excava- ting Company and auto repair garage; east and adjoining is the Columbia Transit Corporation; south and adjoining is the railroad R/W. Field investigation'discloses no objection to this remodeling. The Traffic Engineer.has approved the plan which meets standards for this type of operation. In consideration of the above factors, the Board of Zoning recommends that this permit to remodel an existing filling station be-granted in accordance with plans approved October 23, 1958.
