Dear Sir:
This is in the matter of the Shell „Oil Company for a permit to construct
and operate a filling station`on property located adjacent to the southeast
corner of Lexington Parkway and Randolph Avenue. This property is described
as Lots 7, 8, and'9, Block 1, Howard Green Second Addition. The property
has a frontage of 135' on Lexington Parkway.and 118.03' on Randolph Avenue.
The zoning is commercial to a depth of 100' from Randolph Avenue and the
balance is ""A" Residence. There is at present under consideration an appeal
for an extension of the commercial use to cover the entire property.
The adjacent land uses are as follows'. west across Lexington Avenue are the
.Lexington Park apartments;-ziorth across Randolph Avenue are a two story apart-
ment building and'single family residences;-east and adjoining are two single
family residences and one two family residence fronting on Randolph Avenue;
south across,.a platted alley are two.single family residences fronting on
Juno Avenue.., f
Field investigation discloses no basic objection from the standpoint.of .land.
use or traffic. The Traffic Engineer has approved the proposed layout and
operation. Plans meet.existLng.,standards for this type of facility and call
for a 10' buffer area -along the south property line to screen the filling
station from the two residences across the alley fronting,on Juno Avenue,
In consideration of these .factors, the Board of-Zoning recommends that this
permit be granted in accordance with the applicant's plans approved July 31,
1958, and further subject to the Council granting the appeal to permit the
commercial use of all of his property.
Sincerely,
f
