This property is described as. Lot 15, Block 8, Anna E. Ramsey's Addition, except the south,10' thereof taken for Selby Avenue. The zoning is Commercial and "B" residence. -A public hearing is not required in this matter. There'-is a frontage of 60' along Selby Avenue and 109' on Dunlap Street. The adjacent.land uses are follows: east and adjoining are single family resi- dences fronting on Selby Avenue; west across Dunlap Street, is the Twin Cities Newspaper Service Company building; north and adjoining is a two story residence fronting on Dayton Avenue; south across Selby Avenue are.a drug store; a barber shop, and a doctor's clinic. The applicant's plans are in accordance with existing standards for this type of facility and have been approved by the Traffic Engineer. Field inlestigation discloses no objection from the standpoint of adjacent land use. The applicant has submitted a letter signed by the property owner on the east which states that this property owner has no objection to ,a reduction from 10' to 6' buffer area along the east side 'of .the'filling station property. 'The filling station will be developed within the commercial zoning. There will be satisfactory screening provided to protect the residential properties to the north and east. In consideration of these factors, the Board of Zoning recommends thatlthe application for a permit to remodel this existing filling station be granted in accordance with,applicant's plans approved June 19, 1958. _ Sincerely, Herbert C.
