Lorraine A. Becker from the decision of the Commissione.L of
Parks, Playgrounds and Public Buildings, there is hereby
established a 19 foot set -back from Birmingham Street for the
north 95 feet of Lot 2, Block 14, Auditor's Subdivision No. 62,
and a.30 foot set -back from Old Hudson Road for the west 57 feet
of said Lot 2, said property being located at the southeast corner
of Birmingham Street and Old Hudson Road, in accordance with
appellantts letter of July 29, 1958 and accompanying survey.

attached appeal of John R. and Lorraine A. Becker for 19 -ft. set -back
from Birmingham for the north 95 ft. of Lot 2, Block 14, Auditor's
Subdivision No. 62, and a 39 -ft. set -back from Old Hudson Road for the
west 57 ft. of Lot 2, said property being located at the southeast
corner of Birmingham St. and Old Hudson Road,'in accordance with
appellants' letter dated July 29, 1958 and survey attached thereto.

This is in the matter of the Appeal of JohnR. and Lorraine A. Becker for a
permit.to establish a new building- line_on property located adjacent to the
S southeast corner of Birmingham Street and'Old Hudson Road. This property is
described:as the west 57' of hot 2; Block 14; Auditor's Subdivision No. 62.
This property has been zoned "A" Residence since 1922.
The property.under consideration has a frontage of 571-along Old Hudson Road
and 130.98' °along Birmingham Street. Under the existing zoning regulations,
the building line is 46' from Birmingham.Street.and 8' from Old Hudson Road.
Th,e. applicant proposes to-construct a single family home on this property,
set back 19' from Birmingham Street and 30' from Old Hudson Road.
J The adjacent land uses areas follows: vacant land is to the south and west
.across Birmingham Street; to the north is a single family residence and vacant
land; to the east is a vacant lot and then a single family residence.
The Auditor's plat,' which was recorded in 1931, divides a normal city block
into.four large lots. The proposed development of this property is con-
sistent with the development of land in this area.'
Therefore;, the Board of Zoning finds.that the strict application of the pre-
sent set back requirements results in practical difficulties in the development
of this property and that the proposed use and change in building lines, if
granted, will not be'detrimental to the adjacent property.
In consideration of these factors, the Board of Zoning recommends that a..19'
set back from Birmingham for the north 95' of Lot 2, and a 30' set back from
Old Hudson Road for the west 57' of Lot 2 be established in accordance with
the applicant's letter dated July 29, 1958, and survey attached thereto.
