RESOLVED, that Gustavus Adolphus Lutheran Church
be permitted to install and operate a private parking lot
on property on the north side of Idaho.Avenue between
Arcade and Weide Streets, more particularly described
as`: Subject to Arcade Street and sewer easement, the
East 4221 of part of NEY4 Section and lying north of
Block 1, Catlints Addition, all of Block 1, Catlints
Addition; also, except Lots 17 and 18, all of Block 3
and vacated alley therein west of the east 25' of Lot 3,
Block 3,-all being in Catlints Addition; also vacated California
Avenue lying between Blocks 1 and 3,-and the east one -half of
vacated Weide Street lying between N. r/w line of Idaho
Avenue and extended N. line of Block 1, all in Catlints
Addition, in accordance with applicantts plans approved February
6i 1958 and subject to compliance with the provisions of all
ordinances governing the operation of parking lots, and subject to
the further condition that sidewalks abutting said premises be
kept clean and free of ice and snow at all times.

and operate a private parking lot on property on the north side of Idaho
between Arcade and Weide, as more fully described in the-attached letter
and in,accordance with applicant's plans approved Feb. 6, 1958•

Dear Sir:
This is in the matter•of the application of the Gustavus Adolphus Lutheran
ChurcbA'for a permit to install and operate a private parking lot on property
located on the north side of Idaho between Arcade and Weide Streets. This
property is described as: Subject-to Arcade Street and sewer easement, the
E. 422`, of part of N.E. � Section and lying north of Block 1, Catlin's Add.;
.all of Block 1Catlin's Addition; also,except Lots 17 & 18, all of Block 3
and vacated alley therein west of the. east 25' of Lot 3, Block 3, all being

in Catln's Addition; also vacated California Avenue lying between Blocks 1
and 3,,'and the east of. vacated Weide Street lying between N. R/W line of
Idaho Avenue and extended N.'line of Block 1, all in Catlin's Addition, The
zoning is "A" Residence.
The property has a frontage of 328.5'. on Arcade Street, 310' on E. Idaho,
and 473'.5' on Weide Streetvaclbis is an "L" shaped tract with the parking area
having 'a capacity of 230 cars 'located on the westerly 2/3 of the property.
The access to the parking lot will be from four driveways off E. Idaho and
one driveway off Arcade Street. The proposed site plan meets existing stan-
dards and has been approved by_the Traffic Engineer with the understanding'
that the applicant will solve any possible. congestion problems that may .re -•
sult from so many cars exiting at one time from E. Idaho on to Arcade Street.'
The adjacent land uses are as follows: across Idaho Avenue to the south is a
single family home and vacant property; adjoining to the south and east is a
single family home fronting on Arcade Street; adjoining on the west is the
Sons of „Jacob Cemetery; there is vacant property to the north.
Field investigation discloses no objection from the standpoint of adjacent
land use or traffic. Applicant's plans show satisfactory screening to pro -
tect adjoining residential uses in addition to adequate fencing and surfacing
of this °'parking lot.
In consideration of these factors, the Zoning Board recommends this permit
be granted in accordance with the applicant's plans approved February 6, 1958.
