9, Block 1, Ware & Hospes' Addition, in accordance with

This is in the matter of .the appeal of William A. Reiling to establish new
building lines on one lot *hick extends between Jessamine Avenue and Edgar
Avenue, a distance of 145' west of -Dale Street. This property is described as
Lot 8 and the east 20' of..Lot 9, Block 1, Ware and Hospes'addition. The zoning
is "B" Residence.
The property under consideration has a frontage of 60' on Jessamine Avenue and
75' on Edgar Avenue. The depth of this property is 150,' along the west property
line and 195.97' along the east property line. The present building line for
this property, under the provisions of the Zoning Code, is 35' from both Jessa-
mine and Edgar Avenue. Applicant proposes to divide this property into two parts,
and build a single family home on each part.. In order to carry out his proposed
development, the applicant is requesting the Council to establish a 17'. build
line on Jessamine and a 15' building line on Edgar. The property under cons der -
ation is a part of a larger triangular tract of ground which is being developed
with five single family homes by the applicant.
The adjacent land use is as follows: west are three single family homes built
by.the applicant and face on Edgar Avenue; north is a single family home facing
Maywood, south are single family homes; east are single family homes facing
Dale Street.,
The Zoning Board finds that the strict application of the 35' set back from both
Jessamine Avenue and.Edgar Avenue results in practical difficulties in the develop-
ment of the property, and that the proposed use and change in building line, if
granted, will not be materially detrimental to the adjacent property in the neigh-
borhood, and;'will not 'substantially deviate from the intent and purpose of the
Zoning Ordinance.
In consideration of these factors, the Zoning Board recommends that a 17' build-
ing line be established on Jessamine Avenue and a 15' building line be established
on Edgar Avenue on Lot, 8 and the east 20' of Lot 9, Block 1, Ware.& Hospes'
Addition, all in accordance with applicant's letter dated February 24, 1958 and
plans received March 3, 1958.
