Peterson for a permit to reconstruct an existing filling station and to enlarge a,public parking lot on property located adjacent tothe southeast corner of Ninth and Exchange Streets. This property is des - cribed as Lots 4, except the E'ly 77', 5, and 6, .except the W'ly 30.83', Block 3;, Rice and Irvine's Addition. The zoning is commercial. A filling station, public parking lot and.office building have been on this property. The office building has been removed. The property under consideration is an irregular tract of ground with a frontage of 120' along Ninth Street and 119.66.along Exchange Street. Access to this pro- perty will be from three existing driveways, two on Exchange Street and one on Ninth Street. The underground gasoline storage tanks'to be used in connection with the filling station facility are presently in the street area. However, the Fire Prevention Bureau has approved this location. The parking area will have a capacity of 82 cars, an increase of 20 over the present facility. The Traffic Engineer has approved the proposed layout'iand operation of both the filling station and parking lot. Field investigation discloses no basic objection, and the plans are in accord- ante with existing standards for these facilities. In consideration of.these factors, the Zoning Board recommends that this permit_'be granted in accordance with the applicant's plans approved March 27, 1958. Sincerely, r Herbert C.
