Dear Sir:
This is in the matter of the application of Nalpak Inc. to install
and operate a public parking, area on the ground floor of the building
adjacent to•the west.side of Sibley between Fourth and Fifth Streets.
This p.roperty.is, described as'lots A & B Drakes Rearr. "A" and Lot 1,
Blk.- 2, Auditor's Subdivision No.,32. The zoning is light industry.
The property under consideration has a frontage of 104.4',on Fourth
Street, 110' on Fifth Street and 288..07' on Sibley Street. The pro -
perty,;is presently developed with a nine story building. The applicant's
propose to utilize the ground floor of this building for public parking
primarily for tenants of this building. The capacity of the parking
area will be for approximately 75 cars.
Applicant's.plans call for one exit and one entrance driveways from
Fourth Street. TThere has been provided ample reservoir area to pre-
vent cars from unduly waiting in the public street for access to the
building.
-The Traffic Engineer has approved the proposed layout and operation
with the understanding that the applicant will install an approved
electric "Sorry Full " sign and will, at all times, maintain a seven
car reservoir space. Field Investigation discloses no objection
from the standpoint of adjacent land use or traffic.
In consideration of these factors, the Zoning Board recommends this
permit for the establishment of a public parking area at this loca-
tion be granted in accordance.with plans approved February 6, 1958
and subject to the Traffic Engineers recommendations.
Sincerely,
j
