This property is described as Lots 1, 2, and 3; Block 1; Koenig's addition. The zoning is "Commercial On July 20, 1956 the City Council granted the Phillips Petroleum Company a new filling station.permit for this site. The filling station was not constructed'within'six momths, and therefore, the permit became null and void in accordance with the provisions of Section 5, paragraph "f" of the zoning ordinance. The site is.presently vacant. It has frontage of 113.29'on Randolph and 126.5' on Br'imhall. The adjacent:.'land uses are as follows: a single family home is to the East and South across a 20' alley; retail stores fronting Randolph are across Brimb'all to the West; an apartment building is directly across Randolph with a public garage for the repair and servicing of vehicles slightly to the East. The applicant's plans are in acoordance with existing standards and have been approved by the Traffic Engineer and Paving Engineer in the Department of Public Works. Field Investigation discloses no objection to this proposal from the standpoint of its design and relationship to traffic or adjacent land use. In consideration of these factors, the Zoning Board recommends this per- mit be granted in accordance with the applicant's plans approved January 9, 19581 Sincerely, H. C.
