Sullivan for a permit to install and operate two private parking lots in' conjunction with six ten -unit apartment, buildings to be erected on property located adjacent to the north- .west corner of North Hazel and East Seventh Streets. This property is des- cribed as Lots '18 through`30, Block 8, Hazel Park Division No. 4. The zoning is commercial. The adjacent land uses are as follows: north across an alley are new single family residences fronting`on Stillwater Avenue; west and adjoining is a new single family residence fronting on•Van Dyke Street; south across Seventh Street is Vacant; low, boggy land, not suitable for single family residential use; east-across-Hazel Street is low vacant -and 'used as a city.dump. The property.under consideration,has a--frontage of 602 feet along East Seventh Street and extending northerly to.a depth of 149 feet producing-an area of 71,706 square feet. The applicant wishes to develop this propertywith six ten -unit apartment build- ing, having two'private parking lots'.-witb 'a. capacity of thirty cars each. All yard and.area_ requirements of the Building Code and Zoning Ordinance will be met. The proposed layout and operation of the parking areas have been approved by the Traffic Engineer, and the applicant's plans meet existing standards for this type of facility. Field investigation discloses no objection from the standpoint of adjacent land use or,-traffic. In In consideration of these factors, the Board of Zoning recommends that this permit to install and operate two private parking lots in conjunction with an apartment development be granted in accordance with plans approved Sep- tember 18, 1958.
