This is in the matter of the appeal of Mr. C. C. Sorensen to establish a building line of six feet on Woodlawn Avenue for Lots 3 and 4 and the south 43 feet of Lot 2, Block 5, St.Catberine's Park. Jbeizoning is "C" Residence. This property is located on the west side of Woodlawn Avenue between Ford Parkway and Pinehurst Avenue. The existing building line for this property is 12 feet. There is an apartment building constructed on property to the north, fronting on Woodlawn Avenue, which extends to within six feet of Woodlawn Avenue. In lg 53, the Multi -clean Products Inc.. were given permission to construct a_ building to within six feet of Woodlawn Avenue. - Basically,;the appeal presently before the City Council would enable the owner of the property under consideration to establish the•same set back as the apartment build- ing tb the; north, and the industrial building to the south, for the purpose of con- structing an 18 unit apartment building on this site and providing an off-street parking area. Field investigation discloses no basic objection from the standpoint of adjacent land use, and that the proposed development will not be detrimental s to the adjoining property. In consideration of these factors, the Board of Zoning finds that the purpose and intent of the Zoning,Ordinance would be substantially achieved under these cir- cunstances and that,• theref6re, the establishment of a six foot building line on the west side of Woodlawn Avenue for the south.43 feet of Lot 2, and all of Lots 3 and 4 may be properly established in this instance, all in accordance with plans f and letters submitted by the applicant dated March 29, 1958, and subject to the granting-of the parking lot permit in connection with the proposed apartment building on this property.
