This property is described as Lots 1, 2, 3, Block 12,.Elfelt Bernheimer & Arnold's Addition "And the south one -half of vacated Central Avenue lying be- tween the east R/W line of Western Avenue and the west line of Lot 3 . extended north. The zoning is commercial. This permit, if granted, would permit the applicant to extend north - --erly the present filling station. This extension will be on the southerly one -half of Central Avenue which was recently vacated by ,`the Council. The property under consideration has a frontage, of 157.25' on Western Avenue and extends easterly to a depth of 150'. The adjacent land uses are as follows: north and east adjoining is vacant land which is part of the Western Redevelopment Area and is zoned "commercial" and the Housing and Redevelopment Authority 'Plan calls for future commercial development; west across Western Avenue at the southwest corner of Central and Western Avenues is a -restaurant, on the northwest corner of the same intersection is a grocery store; directly across Western Avenue there are one and two family homes fronting on Western Avenue; south across an unimproved alley is the Ober Boys' Club fronting on Western Avenue. ,Field investigation discloses no.basic objection from the standpoint of Adjacent-land use or traffic.- The traffic engineer has approved .,,the proposed layout and ope "ration. Plans meet existing standards _for this type of facility. In consideration of,these factors, the Board of Zoning recommends that this;,permit be granted in -accordance with the applicant's plans - approved July 31, 1958.
