Buildings, an eight foot buithng line is hereby established on
Orange.Avenue,,at the southeast corner of Arcade Street and
Orange Avenue,, on property described as Lots 13, 14 and 15,

This is in the matter. of the application of Henry W. Einum to establish
the building line'at 8" on property located adjacent to the southeast
corner of Arcade ,Street and Orange Avenue. This property is described
as Lots 13, 14 and 15; Block 2; Wilder's Addition.
The property under consideration has a frontage of 120' on Orange'Avenue
and 120' on Arcade Street. There is an existing public garage on the
south portion of'this property and the applicants propose to remove an
existing filling 'station and construct a one story clinic building on the
north portion of'this property to within 8' of Orange Avenue and provide
an.off- street parking area.

The applicant has'submitted a petition signed by all but one of the pro-
perty owners on the south side of Orange Avenue in this block in favor of this
change in building line. There is a vacant lot to the east owned by the
applicant on which be plans to construct a single family home.
The adjacent land, uses are as follows: a vacant lot is immediately to the
east with single family homes further east; the First Covenant Church is
across Orange Avenue to the north; an Erickson filling station is diagonally
across Arcade Street; a residence is across Arcade Street to the west; a
filling station is to the south.
The proposed development will not be detrimental to
the idjacent property
and adequate off = street parking will be provided.
In consideration of
these factors and`the substantial neighborhood sentiment
in favor of the
proposed building line change, the Board of Zoning
recommends that this
appeal for an 8' 'set back on Orange Avenue be granted
in accordance with
the app'licant's plans approved August 7,.1958.
