100 feet of Lots 1, 2 and 3, Block 4, "Manson & Simontonts
!Addition to St. Paul" in Ramsey County, Minnesota, in accordance
with applicantrs plans approved August 7, 1958, and subject to
compliance with the provisions of all ordinances governing the
operation of parking lots, and to the condition that no left-
hand turns be permitted on to Lexington Parkway from applicant's
driveway; subject further to the condition that sidewalks
abutting said premises be -kept clean and free of ice and snow
at all times.

Dear Sir:
This is in the matter of the application of McLean's Inc. for a
permit to enlarge an existing parking lot located on the west side
of Lexington Parkway, 50' south of Grand Avenue. This property is
described as the,south,100' of Lots 1, 2, and 3, Block 4,Manson &
Simonton's Addition.. The zoning is commercial.
A parking Lot permit for the southerly 50' of this property was
granted in 1956. The proposed parking area will have a capacity
for 39 cars and has a frontage of 100' on Lexington Parkway and
extends westerly 130' along an alley.
I�The adjacent land uses are as follows: there is a mixture of resi-
dential and commercial uses to the north and west, fronting on
Grand Avenue; there are one and two - family residences to the south
across an alley; commercial uses are across Lexington Parkway to
,the east.
Field investigation discloses no basic objection from the stand-
point of adjacent land use or traffic. The plans submitted are in
accordance with existing standards for this type of facility. The
Traffic Engineer has approved the proposed layout and operation,
subject however, to the condition that no left hand turns be per-
mitted on to Lexington Parkway from the applicant's driveway.
In consideration of these factors, the Board of Zoning recommends
that this permit be granted subject to the condition required by
the Traffic Engineer, and in accordance with the applicant's plans
approved August 7,1958.
