RESOLVED, that Riverview Memorial Hospital, Inc. be
permitted to install and operate a 19 -car employee and
visitor parking lot at the northeast corner of Mt. Hope
and Prescott Streets, on the westerly 180 feet of Lot B
and the north 70 feet of Lots 6, 7 and 8, Block 2, Woodbury
and Case's Addition to St. Paul, Minnesota, in accordance
with applicant's plans approved July 10, 1958, and in
compliance with the provisions of all ordinances governing

the operation of parking lots, and subject to the further
condition that sidewalks abutting said premises be kept clean
and free of ice and snow at all times.

The City Council requested that you prepare a resolution granting the
attached application of Riverview Memorial Hospital, Inc. for permit
to install and Operate a 19 -car employe and visitor parking lot at the
northeast corner of Mt. Hope and Prescott Sts., on the W'ly 180 ft.
of Lot B, and the north 70 ft. of Lots 6, 7, and 8, Block 2, Woodbury
and Case's Addition, in accordance with plans approved July 10, 1958•

,This is in the matter of the application of the Riverview Memorial
Hospital.for�a permit to install and operate a 19 car parking lot
located on the rear of the property adjacent to the northeast corner
of Mt. Hope and Prescott Streets- This parking lot is for employees
and visitorsiof the Riverview Memorial Hospital. This property is
described asithe w'ly 180' of Lot B, and the north 70' of Lots 6, 7,
and 8, Block ;2', Woodbury and Case's Addition. The zoning is "B" resi-
dence. The proposed parking lot, normally permitted in a "C" residence
when accessory to a Hospital, is permitted in the "B" residence in this
instance as the parking lot will be on property having a non - conforming
classification.

The adjacent land uses are as follows: north and adjoining is a steep
bluff with two duplexes below fronting on Concord Street, a drop of
over 40';'viest and across Mt. Hope Street is vacant undeveloped land;
south and,adjoining is the Hospital building; east and adjoining is
a single family residence. The parking area has a frontage of 68'
along Prescott Street and extends eas_terly'to adeptb of 1601.

The proposed layout and operation have been approved by the Traffic
Engineer, "'and plans meet existing standards for this type of facility.
Field investigation discloses no objection from the standpoint of ad-
jacent land use or traffic.
In consideration of these factors, the Board of Zoning recommends that
this permit to install and operate a private parking lot be granted
in accordance with plans approved July 10, 1958.
