business as Fairday Nursing Home, from the decision of the
Commissioner of Parks, Playgrounds and Public Buildings, a
twenty foot building line is hereby established on Dayton
Avenue at the northwest corner of Dayton and Farrington Street,
on property described as Lots 7 and 8, south 50 feet of Lot 1,
and all of Lot 2 except west 29 feet of north 66 feet thereof,
beginning at northwest corner of Lot 2, thence running east,
29feet.-thence running south 66 feet, thence running west 29
feet, thence running north- 66Jfeet to place of beginning, all
in Block 81, Dayton & Irvinets Addition, according to the plat
thereof on file and of record in the office of the Register
of Deeds in and for Ramsey County, Minnesota;
RESOLVED FURTHER; that upon appeal of said Fairday Corporation,
doing business as Fairday Nursing Home, from the decision of
the Commissioner of Parks, Playgrounds and Public Buildings,
permission is hereby granted said Fairday Corporation, doing
business as Fairday Nursing Home, to increase the capacity
of the nursing home located on the hereinabove described
property,,fr6m 32 to 47 beds, in accordance with appellantts
plans and petitions approved November 12, 1958.

The-City Council requested that you prepare a resolution granting the attached
appeal of FAIRDAY CORPORATION dba Fairday Nursing Home for permission to increase
the capacity of said nursing home'from 32 to 47 beds, being on property described
as Lots 7 and 8, S. 50 ft. of Lot 1, and all of Lot 2 except W. 29 ft. of north 66 ft.
thereof, beginning at northwest corner of Lot 2,,thence` running east 29 ft., thence
running south 66 ft., thence running west 29 ft., thence running north 66 ft. to
place of beginning, all in Block 81, Dayton & Irvinds Addition, at the northwest

Dear Sir:
This is in the matter of the appeal.of the Fairday Nur8.ing Home`to enlarge an
existing Rest and Convalescent Home, and to establish a new building line on
the property located adjacent to the northwest corner of Dayton and Farrington.
,This property is described as follows: Lots 7 and 8; the south 50 ft of Lot 1;
and all of Lot 2 except the west 29 feet of the north 66 feet \'thereof, viz;
beginning at the northwest corner of Lot 2, thence running east 29 feet; thence
running south -66 feet;'thence running west 29 feet; thence running north 66 feet
to the place of beginning, all in Block 81, Dayton & Irvine's Addition to St.Paul,
according to the recorded plat thereof on file and of record in the office of the
Register of Deeds in and for Ramsey County in said state.
These appeals are made pursuant to Section 60.15 and 64.03 of the Legislative
Code which authorizes the City Council to grant these appeals.
The property under consideration has a frobtage of 152 feet along Dayton Avenue
and 166.5 feet along Farrington Street. This is an irregularly shaped tract
On which the Council authorized the applicant to establish a Convalescent Home
for the sick and aged in 1955.
The applicant proposes to increase the capacity of the Rest Home from 32 to 46 beds
and to construct an addition to the southerly side of this building which would
set back 20 feet fromDayton Avenue. The present building line on Dayton Avenue
is 38 feet. There is only one residence in this block to the west on Dayton
Avenue, and the owner has agreed to the proposed building line.
The adjacent-land uses are predominantly multi - family homes and commercial uses.
The Board of Zoning is in receipt of recommendations from the City Health Depart-
ment, State Health Department, City Fire Department, State Fire Marshall's office
and the City Architect which, subject to conditions outlined in these reports,
approve this proposed development.
The Board of Zoning finds that there is adequate space for the df - street parking
this facility might generate. The applicant has agreed to make all necessary
changes required by the various 'local and state agencies involved. The Board
of Zoning can find no objection from the standpoint of adjacent land use or the
proposed development which would warrant the denial of this permit.
In view -of these considerationp, the Board of Zoning recommends that these appeals
to increase the capacity from 32 to beds,and the establishment of" a 20 foot
building line on Dayton Avenue be gr nted in accordance with the applicant's pla s
and petitions approved by the Board of Zoning on November 12, 1958.
