RESOLVED, that upon appeal of Board of Christian
Service from the decision of the Commissioner of Parks,
Playgrounds and Public Buildings, a ten foot building line
is hereby established on Capitol Boulevard, and a three foot
line
buildingiis hereby established on Charles Avenue, on Lots 11
and 12, Block 11, Brewsterts Addition to St. Paul, in connection
with the construction of a hospital addition.

attached appeal of the Board of Christian Service for establishment of
a building line on their property at the northwest corner of Capitol

dated October 5, 1958•

Dear Sir:
This is in the matter of the appeal of the Board of Christian
Services to establish a building line on a portion of their pro-
perty- located adjacent to the northwest corner of Capitol Boulevard
and Charles Avenue in connection with the construction of a hospital
addition. The property under consideration is described as Lots 11
and 12, Block 11, Brewsters Addition to St'. Paul. The zoning is
"C" Residence. ,
Briefly, the applicants propose to construct a six story building
within ten feet of Capitol Boulevard and three feet of Charles
Avenue. The present building line on Capitol Boulevard is fifteen.
feet, and three feet on Charles Avenue.,
The applicant is the owner of all the property in this block which
is bounded by Capitol Boulevard, Como Avenue, Park Avenue and
Charles Avenue. The Zoning Board finds that the applicant's proposal
is not a radical one from the standpoint of its effect on adjoining
property or visual appearance. In consideration of these factors,
the Board of Zoning recommends that this'..appeal be granted in accordance
with applicant's petition dated October 5, 1958, subject, however, to
the Council granting permission to change from Height District I to
Height District II to permit the construction of proposed addition.
