Mailand be permitted to install and operate a 15 -car parking lot in connection with a proposed 15 -unit apartment building on the north side of Adrian between Hathaway Street and Vista Avenue, more par- ticularly described as Lots 12, 13 and 14, Block 1, J. N. Roger's Second Addition, in accordance with plans approved November 12, 1958 and subject to compliance with the provisions of all ordinan (ns governing the operation of parking lots, and to the further condition that sidewalks abutting said premises be kept clean and free of ice and snow at all times. City Clerk Building ; Dear Sir; r This is in the matter of the application -of Wallace M. Mailand for a permit to erect and operate a 15 car private parking lot in conjunction with a pro- posed apartment building to be constructed on property located on the north side of Adrian Street between Hathaway Street and Vista Avenue. The property is described as follows: Lots 12, 13, and 14,,Block 1, J. N. Rogers Second Addition. The zoning has been commercial since August 22, 1922. The property under consideration has a frontage of 120 feet along Adrian Street with a depth northerly of 120 feet, giving an area of 14,400 square feet. The adjacent land uses are as follows: west and east adjoining, are single and two family residences fronting on Adrian Street; south across Adrian Street is. one single family residence with the balance vacant, undeveloped land; farther south is the Socony Mobil Oil Co. tank farm; north'and adjoining is a vacant lot, and one single family residence fronting on West Seventh Street which is also used as a Chiropractic Clinic. { _ Field investigation discloses no objections torthis development, and the plans for the off-street parking meet present standards for this type of facility. They have been approved by the Traffic Engineer. The proposed apartment building meets recommended standards for density and building coverage. In consideration of"tbe above factors, the Board of Zoning recommends the grant- ing of this permit -for a 15 car off - street private parking lot in conjunction with a proposed apartment building to be constructed on the above described property in accordance with plans approved November 12, }1958. i Sincerely, _ l "R Herbert C.
