This is in the matter of,ithe application of the D X1Sunray.0i1 Company for a
permit to erect and operate a new filling station on property located adjacent
to the southeast corner of Lexington Parkway and Front Avenue. This property
is described as'Lots 12 and 13, except the south nine feet for alley; Lot 14;
except the westerly seven feet; and except the south nine feet for alley, Kal-
man's Division No. 1. The zoning is commercial.

The area to be'developed,'has a frontage of 125.25 feet along North Lexington
Parkway, and 113.0 feet along Front Avenue, providing an area of 14,153 square
feet. F

The adjacent land uses are as follows: north across Front avenue is a D X
Sunray Filling station,'which will be.replaced by the proposed operation, also
a new single family residence; west across Lexington Parkway are the Gould
National Battery, and the National Cylinder Gas Company which are industrial
uses; east and adjoining "are single family residences fronting on Front Avenue,
all of which were built prior to August 22, 1922; south across an improved alley
are single family residences fronting on Burgess Street.

Field investigation discloses no basic objections to the proposed development.
The plans meet standardsIfor this type of facility, #and have been approved by
the Traffic Engineer.
In consideration of the above factors, the Board of Zoning recommends the
granting of this permit for the erection and operation of a filling station
on the above described property in accordance with plans approved November 12,
1958. -
