Dear Sir:
This is -in the matter of the application of Andrew Berg Jr. to install and
operate a' private parking lot in conjunction with the remodeling of an exist-
ing apartment building located adjacent to the northwest corner of Fourth
Street and,Maria Avenue. This property is described as the south 86J feet
of Lots 1, 2 and,3, Block 26, Lyman Dayton,Addition. The zoning is commercial.
This property has a frontage of 86.33 feet along Maria Avenue, and 120 feet
along Fourth Street, giving an area of 10.,359 square_ feet. At present there
is an, existing building on this property containing nine units. The applicant
proposes to add two units within this building, making a total. of eleven units.
The parking area will have a capacity for eleven cars, meeting existing require-
ments. In addition, the proposed development meets minimum standards for
building coverage and density.
The adjacent land uses are as follows: west and adjoining is a two and one---half
story brick and frame multi- family dwelling, with five additional residential
uses farther west; east across Maria Avenue are one and two - family homes front-
ing on Maria Avenue; south across Fourth Street is a one -story concrete block
auto body shop and garage, fronting on Maria Avenue; north and adjoining is a
large residence fronting on Maria Avenue.
In consideration of the above factors, the Board of Zoning recommends the
granting,of this permit for an eleven car parking lot in conjunction with a
proposed 'eleven unit apartment building in.accordance with plans approved
November 12, 1958.
