This property is described as Lots 5 and 6, Block 5, St.Catherine Park. The owners of twelve out of a possible seventeen, or 70.5 per cent of the several descriptions of property within 100 feet of the area to be reclassified have acquiesced to this petition. The property has a frontage of 100 feet on Woodlawn Avenue and extends westerly to a depth of 120.96 feet. If the rezoning is granted, the applicant proposes to in- stall and operate an off-street parking lot in connection with their manufacturing business. The adjacent land uses are as follows: to the west across an alley is vacant property; to the north is a proposed eighteen unit apartment building; to the east across Wood - lawn Avenue and adjoining on the South are applicant's offices and manufacturing plant. s Field investigation discloses no basic objection to the proposed use. All yard and• area requirements of the zoning and building ordinances can be met for the off-street parking lot. In relationship to existing land uses, the Board of Zoning is of the opinion that a parking lot is proper at this location. However, because of the con - •- ,.templated apartment building to the north and the requirement that an area used for parking purposes must have the same zoning as the main use to which the parking lot is accessory, in this instance light industry, the Board feels that the ordinance granting this rezoning should limit the use of this property to off-street parking purposes. In consideration of these factors, the Board of Zoning•recommends this petition to rezone from "C" Residence to Light Industry be granted subjedt to the condition that the use of this property be limited to 6ff - street parking purposes.
