The property is presently zoned Commercial. This property is described as survey of that part of Lot 15, Hyde Park, Ramsey County, Minnesota, lying between Aurora Avenue and Fuller Street, except that ,part thereof taken for widening Lexington Avenue, also except the following 'described tract of land: beginning at the intersection of the south line of Aurora Avenue with the present east line of Lexington Avenue; thence east along i -he south line of Aurora Avenue 99 feet; thence.south parallel with Lexington ,Avenue 154 feet; thence west .parallel with Aurora Avenue 99 feet; thence north along the present east line of Lexington Avenue 154 feet to point -of beginning. The property under consideration has been used for a miniature golf course and off-street parking. The applicant; ,,proposes to construct a food store on the northeast corner of'this property and to provide off-street parking for 78 cars. In addition, on the southeast corner of Lexington Parkway.and Auro'ra Avenue, there is ,a Dairy Queen drive -in on which a parking lot permit for 16 cars has been previously issued. The two uses will share the 94 car parking 'lot and r driveway „facilities. The adjacent land uses are as follows: a bowling alley and other commercial stores are across Aurora to.the north; across Lexington Parkway to the west is the new Red Owl Grocery Store; to the east are a mixture of vacant land and single family residences; to the south across Fuller Avenue is an apartment ,building. This property,for e.both grocery store and Dairy Queen, has a frontage of 264 feet on Lexington Parkway, and extends easterly a distance of 248.6 feet on both Fuller and Aurora Avenues. The Traffic Engineer has approved the proposed lay- out and operation of the parking lot. Field,investigation discloses no basic objection from the standpoint of adjacent land use. Plans meet existing stand- ards for,this type of facility and all yard and area requirements of the building code and zoning code will be complied with. In consideration of these factors, -tbe Board.of Zoning recommends that this permit be granted in Accordance _with plans approved October 23, 1958. Sincerely, Herbert. C.
