November 7, 1958 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the Kline Oldsmobile Company to install and operate a private parking lot for 23 customer's cars on property located at the north side of University Avenue between Simpson Street and Pascal Avenue. This property affected is described as all of Lots 11 and 12, and the north 54 feet of Lots 13 through 19 Lyman D. Baird's Addition. The zoning is Light Industry. - The frontage is 165.5 feet along the alley north of University Avenue, with a depth in a southerly direction of 54 feet, giving an area of 8,937 square feet, with a capacity for 23 cars. .The adjacent land uses are as follows: north across a 15 foot alley are single family residences fronting on Sherburne Avenue; east and adjoining is the new car sales and service building; west and adjoining is a body shop building and new car sales facility; south and adjoining is a used car sales lot, fronting on University Avenue. This lot has been operating without a permit for the'past few years. This application will legalize this use. Field investigation discloses that this operation has been a source of annoyance to the neighbors to the north because of the fact that cars have been parked in the alley. However, the plans which have been submitted csll for a fence at the rear of'the pro - perty, with only one opening on to the alley whicb should improve the operation. The Traffic Engineer has approved the plans which meet standards for this type of facility. The Board of Zoning recommends that this permit be granted in accordance with plans approved October 23, 1958,subject to the condition that the access to the alley be closed by the Council upon recommendation of the Traffic Engineer 'and/or the City Architect if there is a finding that the alley is being blocked in,an unreasonable manner,, and that no cars be parked_ in this area. t Sincerely, Herbert C.
