an existing employee and visitor parking lot on the south side
of Smith Avenue between Sherman and Walnut Streets, on property
described as Except the northeasterly 7.5 feet of Lot 5, the
northerly 90feet of Lots 5 and 6, Block 5, Dayton and Irvinefs
Addition, subject to compliance with the provisions of all
ordinances governing the operation of parking lots and in accord-

existing employe and visitor parking lot on the south side of Smith
Ave. between Sherman and Walnut Sts., on property described as,

Dear Sir-
This is in the matter of the application of St. Luke's hospital for a per-
mit to enlarge an existing employee and visitor parking lot in connection
with St. Luke's Hospital located on property adjacent to the south side of
Smith Avenue between Sherman and Walnut streets. This additional property
is described as, except the Ne'ly 7.5' of Lot 5, the northerly 90' of Lots
5 and 6, Block 5, Dayton & Irvine Addition. The zoning is commercial.
The applicants propose to enlarge an existing parking lot by providing space
for an additional 26 cars. The adjacent land uses are as follows: south
and adjoining is a dental clinic and off-street parking area; east and ad-
jacent is the - parking lot which is developed by the applicant; north across
Smith Avenue is St. Luke's Hospital; west across Sherman Street are multiple
family dwellings fronting on Sherman,Street. This proposed change will in-
crease the total parking facilities from 92 cars to 118 cars.
The additional parking area has a frontage of'112.5' on Smith Avenue, and
90' on Sherman Street.

The proposed layout and operation of the parking area have been approved
by the Traffic Engineer. The plans meet existing standards for this type
of facility. Field investigation discloses no objection from the stand-
point of adjacent land use or traffic.
In consideration of these factors, the Board of Zoning recommends that this
permit to enlarge this visitor and employee parking lot incident to St.Luke +s
Hospital be granted at this location in accordance with the applicant's
plan approved July 10, 1958.
