Dear Sir:
This is in the matter -of the application of JohnW. Norton Company for a permit
to install and operate a customer's parking lot in connection with a super - market
on property .located on the west side of Lexington Avenue between Fuller Avenue
extended andUniversity'Avenue. This property is described as the south 85' of
Lot 35, and -.the north,115' of Lot 36, all in Brown's Addition to Hyde Park: This
property is_presently zoned Commercial and Light Industry. The applicants are
constructing a super- market to be used by Red Owl, and intend to provide off- street
parking for 186 cars._
The adjacent land uses are as follows: south and adjoining is the -Keyes Well Drill-
ing Company; i west and adjoining is the store building under construction which the
parking lot will be accessory to; north the property is vacant with the National Tea
Food Store further to the north adjacent to the southwest corner of University Avenue
and Lexington Avenue; east across Lexington Avenue is a minature Golf range and a
Dairy Queen store. This parking area has a frontage of 200' on No. Lexington Park-
way and extends westerly 330'.
The proposed layout and operation of the "parking area have been approved by the
Traffic Engineer. The proposed plans meet existing standards for this type of
facility. Field investigation`,discloses no objection from the standpoint of
adjacent land use or traffic.
In consideration of these factors, the Board`of Zoning recommends that this permit
be granted in accordance with applicant's plans approved June 19, 1958.
fi _ Sincerely,
HerbertC. Wieland
