Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application of the D -X Sunray Oil Company for a permit to remodel and reconstruct an existing filling station located adjacent to the northeast corner of Lexington Parkway and Front Avenue. This property is described as Lots 11, 12, 13, except for that part of Lot 11 taken by the City of St. Paul for the widening of Lexing- ton Parkway, Hagerman's subdivision of Lot 60 of Lake Como Villa. A public hearing is not required. The zoning is commercial. A filling station is presently located on this property. The applicant proposes to remove the existing filling station and construct a new structure on this site. There will be no change in the ;present driveways from Lexington and Front streets. Field investigation discloses -no basic objection from the standpoint of adjacent lanC use or traffic. The property under consideration has a frontage of 107.6' on Lexington Parkway and 72' on Front Street. The proposed layout and operation has been approved by the Traffic Engineer and the plans are in accordance with existing standards for this type of facility. , In consideration'of these factors, the Board of Zoning recommends that this permit be granted in accordance with applicant's plan approved June�5, 1958.
