RESOLVED, that Frederic J. Eichinger be permitted to
:install and operate a private parking lot in connection
with a proposed 14 -unit apartment building at the northwest
corner of Highland Parkway and Snelling Avenue, on the east
118.5 feet of Lot 6, Block 1, Gerard's Rearrangement, in
accordance with applicantts plans approved July 10, 1958,
and subject to compliance with the provisions of all ordinances
governing the operation of parking lots, and subject to the
further condition that sidewalks abutting said premises be
kept clean and free of ice and snow at all times.

This is in the matter of the application of Frederick J. Eichinger for a permit
to install and operate a private parking lot in connection with a proposed apart-
ment building on property located adjacent to the northwest corner of Highland
Parkway and Snelling Avenue. This property is described as the east 118.5' of
Lot 6, Block 1, Gerard's Rearrangement. The property is zoned Commercial. The
property under consideration is presently vacant and has a frontage of 112.5'
along South Snelling Avenue, and 118.5' along Highland Parkway.
The applicant proposes'to develop this property with a 14 unit five story apart-
ment building, and will provide 14 off-street parking spaces adjacent to the
north and west sides of this property as shown on the attached plan.
The adjacent land uses are as follows: north are two three -story apartment build-
ings owned by the applicant; west are threo single family residences fronting on
Highland Parkway; east across Snelling Avenue is the Gloria Doi Lutheran Church;
across Highland Parkway to the south is the Wyatt Realty Company office and
diagonally across Snelling Avenue is the fire station.
The proposed layout and operation of the parking facility has been approved by
the Traffic Engineer;. The proposed plans call for proper set -backs from Highland
Parkway and Snelling Avenue in accordance with existing, yard and height restrictions.
Field investigation discloses no basic objection from the standpoint of adjacent
land use or traffic.
In consideration of these factors, the Board of Zoning recommends that this permit
to establish a private parking lot incident to this 14 unit apartment building at
this location be granted in accordance'with the applicant's plans approved
July 10, 1958.
