This property is described as Lots 20, 21 and 22, Block 1, Homer 4. Iioy-r Co.'s Addition. Eighteen out of a possible twenty -six, or 6970 of the owners of the several descriptions within 100' of the area to be - reclassified have consented to this petition. This property has a frontage.of 120' on Roy Street and extends easterly to a distance of 126.85'. There are three two family homes on this property. The applicant proposes to develpp this property for off-street parking in connection with the retail activities which are adjacent to the southwest corner of Snell- ing and University Avenues. The adjacent land uses are as follows: Retail activities and a parking lot are to the north across a 30' street; commercial uses are to the east across an alley; the Bethlehem Lutheran Church is to the south; and residences are across Roy Street to the west. If this rezoning is granted, the applicant proposes to vacate this 40' street along the north property line and consolidate the two parking areas as shown on the attached plan. Field investigation discloses no objection to the proposed development from the standpoint of adjacent land use or traffic. The Post Office-Department has examined the proposed plan and find no objection. The Traffic Engineer has approved the proposed layout of the parking area.. I In consideration of these factors, the Board of Zoning finds that the proposed rezoning classification is an extension of the existing commercial land uses and Tea! :basically a part of the comprehensive plan for commercial development of this area.
