RESOLVED, that Emmaus Lutheran Church be permitted to
install and operate a private parking lot at the southwest
corner of Idaho and Oxford, on property described as follows:
except the south 63V2 feet of Lots 1 and 2, and except the west
245 feet thereof, Lot 2, Block 8, Como.Addition, in accordance
with applicantts plans approved April 17, 1958 and subject to
compliance with the provisions of all ordinances governing the
operation of parking lots, and subject to the further condition
that sidewalks abutting said premises be kept clean and free of
ice and snow at all times.

This-is in the matter of the application of the Emmaus Lutheran Church for-
a permit to install and operate a private parking lot on property located
adjacent to the southwest corner of Idaho and Oxford Avenues. This property
is described as except the south 63J' of Lots 1 and 2, and except the-west
245' of Lot 2; Block 8; Como Addition. The zoning is "A" residence.
This property has a frontage of 251' along Idaho Avenue and 133.83' along
Oxford. The purpose of the application is to provide�an off-street parking
area for 79 cars in connection with the applicant's church which is immediately
adjacent on the west.
The adjacent land uses are as follows: north across Idaho are single family
residences; east across-Oxford are single family residences fronting on Idaho;
south and adjoining are'tbe rear yards of single family residences fronting
on Iowa and west and adjoining is the church structure.
The applicant's plans meet existing standards for this type of facility and
call for one drive -way on Idaho and two driveways on Oxford with appropriate
landscaping between the parking lot and adjacent residential land uses. The
proposed layout and operation has been approved by the Traffic Engineer. The
amount of off- street parking is more than adequate for this type of facility.
Field investigation discloses no basic objection from the standpoint of
adjacent land uses. Furthermore, in view of the parking space requirement
generated by this type of facility; it is felt that this proposal would alle-
viate the traffic congestion created by it's activities and eliminate for the
most part any competition between people attending services and adjoining
residence owners for curb parking.
Ifi consideration of these factors, the Board of Zoning recommends that this
permit be granted in accordance with the applicant's plans approved
April 17, 1958.
