Very truly you-r , - Ci Clerk Y MINNESOTA RD OF ZONING, CITY OF SAINT PAUL `'t`; #kxAN Oti 231 - 232-233 1313 CITY HALL AND COURT HOY311 SAINT r X MINNy3OTA June 4, 1958 r Mr. Joseph Okoneski City Clerk Building Dear Sir: 4 This is in the matter of the appeal of Richard J. Brown to,establish a new build- ing line on property adjacent to the southwest corner of Arona and Frankson Avenues. This property is described as Lot 1, Block 21, Frankson's Como Park Addition. The zoning is "T' Residence. • L The property under consideration is a triangular tract of ground which has a front- age of 178.9' along Frankson and 121.7' along Arona Avenue. The applicants propose to construct a'two- family home facing Arona that would be set back 21' from Arona and 12''from Frankson. The present building lines are 19' from Arona.and 19' from Frankson Avenue. There is presently a single family home on the remove. The change in building line is needed within 12' instead of 19' on Frankson Avenue. The property'on Frankson Avenue is the rear ya The adjacent land uses are as follows: single north and to the west. site that the applicants propose to to permit the applicant'to come rd of homes fronting on Arona. family homes'to the south, east, The Zoning Board finds that the strict application of the set -back provisions of the Zoning Ordinance results in practical difficulties in the development of this property for the intended use, and that the proposed use and change in-building line, if granted, would not be materially detrimental to the adjacent property in the neighborhood and will not substantially deviate from the intent and purpose of the Zoning Ordinance. Furthermore, other area requirements of the Building and Zoning Ordinances will be met. In consideration of these factors, the Board of Zoning recommends that a 12' building line be established along Frankson Avenue to permit the development of this property for a two - family home in accordance with the applicant's letter dated March 12, 1958 and plan attached thereto.
