This property is described as Lot 30, Williams Addition No 2. and Lot 1 and the east 30' of the north 68' of Lot 6, Block 3 Auditor's subdivision No. 73. The zoning is commercial and "C" Residence. The property under consideration has a frontage of 107' on Maria Avenue and extends westerly a distance of 226'. The applicants propose to enlarge an existing parking facility by increasing the capacity from45 to 08 cars. The adjacent land uses are as follows: east across Maria Avenue are single family residences fronting on Maria Avenue; to the west and adjoining is the Hospital and a visitor parking lot; north and across a driveway is another visitor parking lot for the Hospital; to the south fronting on Maria Avenue are three single family dwellings. Field investigation discloses no basic objection to the proposed facility. The Traffic Engineer has approved the proposed layout and operation. The plans meet existing standards for this type' of facility, and call for access from two driveways on Maria Avenue, one of which will be shared jointly with the occupants of the single family home immediately to the south on Maria Avenue through an easement agreement, a copy of which is attached. The lot is between East Sixth Street and East Seventh Street and is adjacent to and immediately south of the property owned by St. Johns Lutheran Hospital Association and used by said Association .for purposes of St. Johns Hospital. The lot immediately north of mine is Lot 1 of Auditor's Subdivision 73 and the next lot to the north is Lot 30, Willius Addition No. 2. Between my property, which is Lot 1, and the hospital property there is an eight foot concrete driveway, which is four feet on my property and four feet on the hospital grounds. On Lot 1 of Auditor's Subdivision 73 and Lot 30 of Wi111us Addition No. 2, -as well as on part of lot 6 of Auditor's Subdivision 73; the hospital association desires to construct a parking lot and I understand that application for authority to do so is being submitted to the City Council. The south edge of the, parking lot will come within two feet of the concrete driveway. At that point there will be a concrete barricade against which cars may be parked. The result will be that the south edge of the parking lot will come within approximately six feet of my property. However, the north four feet of my property is, of course, occupied by the concrete driveway and my dwelling is. a little farther to the south so that 'I have no objection at all to the construction of the parking lot by the hospital association and to the extension of the parking lot to a point on Lot 1 of Auditor's Subdivision 73 that will be within six feet of my property. I understand that St. Johns Lutheran Hospital Association is going to build a new concrete driveway on the eight feet above referred to, and said driveway will extend much farther to the west. I understand also that at the extreme eastern edge of the driveway where the driveway enters Maria Avenue, the driveway may be used as a means of egress. from the parking lot, and that the hospital, will provide a chain or some other suitable barrier to close off this driveway for general use. It is further understood that this driveway may be used by the fire department as an emergency auxiliary entrance to the St. Johns Hospital. (1) TO THE CITY COUNCIL OF THE CITY OF , ST . PAUL.
