White Bear Avenue between California and Idaho Avenues, on

of the east 288.45 feet of Lot 1, Kerwints Outlots, north of

and subject to the condition that sidewalks abutting said premises..

Dear Sir:
This is in the matter of the application of Merit Chevrolet for a per-
mit to install and operate a used car lot on property located on the
west side of Wbite'Bear Avenue between California and East Idaho Streets.
.This property is described as the west 15' of the east 100' of south 100' and
the north 100' of the south 190' of the east 100' of the east 288.45' of
Lot 1, north of Idaho Avenue or Kerwin's outlots. The zoning is commercial.
The. property underconsideration is an "L" shaped tract having a frontage
of 100' along White Bear Avenue, 15' on E. Idaho, and extends westerly to
a depth of 100' with a driveway from Idaho Avenue. Applicants propose to
occupy this site as a used car sales lot,
Field investigation discloses no basic objection to this proposed develop-
ment from the standpoint of adjacent land use. Traffic Engineer has approved
the proposed layout and operation. The plans submitted are in accordance
with existing standards for this type of facility.
In consideration df these factors, the Board of Zoning recommends that
this permit be granted in accordance with plans received June 2, 1958.
