RESOLVED, that Berry Chevrolet Company be permitted
to enlarge a used car sales lot on the north side of Grand
Avenue, between Victoria and Milton Streets;, on Lot 19,
Block 22, Summit Park Addition, in accordance with plans
approved June 5, 1958, and subject to the condition that side-
walk. abutting said premises be kept clean and free of ice and
snow at all times.

Dear Sir:
This is in the matter of the application of Berry Chevrolet Company for a
permit to enlarge a used car lot on property located adjacent to the north
side of Grand Avenue, 178.54' east of Victoria. This property is described
as Lot 19, Block 22, Summit Park Addition. The zoning is commercial.
The property under consideration has a frontage of 40' on Grand Avenue and
extends nortbQaly a distance of 1501. The applicants propose to integrate
this site area with an existing used car lot on the west. There presently
is a single family dwelling on this site which will remain and be occupied
by the owner of this property. The owners are an elderly couple who wish
to continue living on the premises, and therefore instead of selling the
property to the applicant,'are giving them a 5 year lease.
The adjacent land uses are as follows: Single family homes to the east;
applicant's use¢i:dar lot and sales floor to the west; ;mixture of residen-
tial 'land uses across Grand Avenue to the south; to the north St.'Paul's
Evangelical Church across the alley. Applicant's plans call for the parking
of 4 cars in the area between the house and the sidewalk and 10 cars in
the rear yard. The applicant has agreed to landscape and fence the pro-
perty in accordance with existing standards which include screening the sin-
gle family home from the street, and to place scbrubbery along the east
property line to protect the adjoining residential development.
This proposed development is an easterly extension of an existing commercial
operation on Grand.Avenue and the proposed layout and operation has been
approved by the Traffic Engineer.
In consideration of these factors, the Board of'Zoning recommends that
this permit be granted in accordance with plans approved June 5, 1958.
